This policy explains what personal information East Real Estate collects when you visit our website or contact us, how we use it, who we share it with, and the rights you have over it. 1. Who we are

East Real Estate is an independent real estate agency based in Phuket, Thailand, operating the website at eastreal-estate.com. For the purposes of Thailand's Personal Data Protection Act (PDPA, 2019) and the EU General Data Protection Regulation (GDPR), we are the data controller for any personal information you share with us through this website.

2. What we collect

We only collect information that you voluntarily provide to us. We do not collect sensitive personal data, and we do not track you across other websites.

Information you provide directly

• Contact details — your name, email address, and phone number when you submit a contact form, request a viewing, or ask about a specific property.
• Message content — the text of any message or inquiry you send us, including your preferences, timeline, or budget if you choose to share them.
• Preferred messenger — if you tell us how you'd like us to reply (WhatsApp, LINE, Telegram, or email).
• Newsletter signups — your email address if you subscribe to our monthly digest.

Information collected automatically

Our website does not currently use analytics cookies, advertising pixels, or third-party tracking scripts. Your web browser may exchange standard technical information with our hosting provider (such as IP address, browser type, and request timestamps) for the purpose of serving the website — this data is not retained by us.

3. How we use it

We use the information you provide for the following purposes, and only these purposes:

• To respond to your inquiry — answer questions, arrange viewings, send property shortlists, or introduce you to relevant developers.
• To send our monthly market digest, if you've subscribed to the newsletter.
• To maintain basic records of our communications and transactions for legal, tax, and anti-money-laundering compliance.
• To improve our service, for example by reviewing common questions clients ask.

We do not use your information for automated decision-making, profiling, or advertising.

4. Legal basis for processing

Under GDPR we process your data on the basis of your consent (which you give when you submit a form) and, where relevant, our legitimate interest in running a real estate business (such as responding to buyer inquiries). Under Thailand's PDPA we rely on the same grounds — consent and legitimate interest. You can withdraw your consent at any time by contacting us.

5. Where your data is stored

Form submissions on our site are transmitted and stored through Formspree (formspree.io), a form backend service based in the United States. From Formspree, we receive the submissions as emails and occasionally export them to a secure offline archive. Copies of correspondence may also exist in our email accounts and messaging apps (Gmail, WhatsApp Business, LINE, Telegram).

We take reasonable technical and organizational measures to protect your data, including encrypted connections (HTTPS across the whole site), access controls on our email and messaging accounts, and password security. No method of transmission over the internet is 100% secure, but we aim to use current industry standards.

6. Who we share it with

We treat your personal data as confidential. We do not sell, rent, or exchange your personal data with anyone.

We may share limited, necessary information with:

• Developers or sellers of properties you've specifically expressed interest in — only with your explicit permission, and only the information needed for them to reach you or prepare documents.
• Professional advisors (lawyers, accountants, compliance consultants) if required for a specific transaction you're engaged in with us.
• Service providers strictly on our behalf (such as Formspree for form processing, or our email hosting provider).
• Authorities, where we are legally required to do so — for example in response to a valid Thai court order or tax authority request.

7. How long we keep it

We retain inquiries and correspondence for as long as reasonably useful to serve you and, where applicable, to comply with our legal obligations (for example, records related to completed transactions may be kept for up to 10 years under Thai tax and anti-money-laundering law). If you ask us to delete your data and we have no legal obligation to retain it, we will do so.

8. International transfers

Because Formspree is based in the United States and some of our correspondence tools (Gmail, WhatsApp) are operated by US-based companies, some of your personal data may be processed outside Thailand and outside the EU. Where such transfers occur, we rely on the safeguards provided by those services' standard contractual clauses and privacy commitments.

9. Your rights

You have the following rights over your personal data, subject to legal limits:

• Access — ask us what personal data we hold about you.
• Correction — ask us to correct anything that's wrong or out of date.
• Deletion — ask us to delete your data, subject to any legal obligation we have to keep it.
• Restriction — ask us to pause processing while we sort out a dispute or request.
• Portability — receive your data in a machine-readable format, where technically feasible.
• Objection — object to processing we do on the basis of legitimate interest.
• Withdraw consent — for newsletter subscriptions, unsubscribe at any time via the link in our emails, or by writing to us.
• Complain — if you believe we've mishandled your data, you can complain to Thailand's Personal Data Protection Committee, or, for EU residents, to your local data protection authority.

10. Cookies and tracking

We use a small set of analytics tools to understand how the site is used and improve it. None of these tools run until you give your consent through the cookie banner shown on your first visit. If you choose "Necessary only" or close the banner, no analytics or tracking cookies will be set.

Strictly necessary (no consent required):

• Cloudflare — content delivery, bot protection, basic security. May set short-lived technical cookies (__cf_bm, cf_clearance) used solely to operate the site.
• Browser storage — we store your language preference (lang_pref) and cookie consent choice (cookie_consent) in your browser's local storage. Not transmitted, not used for tracking.
• Formspree — when you submit a contact form, Formspree may set a small technical cookie for anti-spam purposes. It does not track you across other sites.

With your consent:

• Google Analytics 4 — measures how many people visit, where they come from, which pages they read, and what they click. We have IP anonymisation enabled, ad personalisation signals disabled, and Google Signals disabled. Data is processed by Google. Google's privacy policy.
• Microsoft Clarity — produces aggregated heatmaps and anonymous session recordings showing how people interact with our pages (clicks, scrolls, navigation). Sensitive form input is masked by default. Data is processed by Microsoft. Microsoft's privacy statement.

You can change your consent at any time using the "Cookie settings" link in the footer of any page. Withdrawing consent will stop these tools on your next page load.

11. Children

Our services are intended for adults engaged in real estate transactions. We do not knowingly collect personal data from children under 18. If you believe we have inadvertently collected such data, please contact us and we will delete it.

12. Changes to this policy

We may update this policy from time to time — for example, if we add new tools to the site or change how we work with partners. When we make significant changes, we'll update the "last updated" date at the top of this page, and, where practical, notify active subscribers by email.
